Kelowna North - Kelowna North is situated very close to the heart of Downtown Kelowna and runs from Okanagan Lake to Gordon Drive and North of Highway 97 to Knox Mountain. Kelowna North features many heritage homes as well as some beautiful lakefront properties and everything in between. Being so close to downtown, Kelowna North is not far from shopping, the lakefront, various parks, beaches and many recreational activities. Glenmore - Glenmore covers from Highway 97 up to the end of Clifton Road and from Gordon Drive to Ivans Road. Glenmore is away from the hustle and bustle of downtown, yet close to many amenities including schools, parks and golf. There are many homes that are close to twenty years old and are priced in the mid-range, and there are also many homes that feature superior views of the lake and valley and are priced in the higher range. North Glenmore - You will find North Glenmore extending north of Ivans Road up to Winfield and from Highway 97 right down to Okanagan Lake. Year after year, North Glenmore continues to experience considerable development and now offers many more amenities to its residents, including grocery stores, video outlets, restaurants, pubs and more. Not long ago, North Glenmore was sparsely developed and was home to many orchard areas. With the recent developments, North Glenmore offers a wide variety of new housing options.
Dilworth Mountain - You will find Dilworth situated North of Highway 97. This development area features some older homes that are up to 15 years old, but mainly offers newer dwellings. Dilworth is known for its spectacular views of the Okanagan while being a very short drive from all the city amenities, including three different malls.
Kelowna South - Kelowna South is located from Highway 97 to KLO Road, from Okanagan Lake to Gordon Drive. This area is home to mainly older style housing and some beautiful lakefront properties. Kelowna South is close to everything including the Hospital and Okanagan University College. Price ranges in this area vary largely because of the wide range of housing available.
Lower Mission - The Lower Mission covers from KLO Road and Crighton Road Swamp Road and down to the lake. The homes in this area vary greatly in price but tend to be more pricey than other areas due to the fact that almost everything is close to the lake. This area is well known for the numerous parks and beaches it is home to.
Upper Mission - Upper Mission is situated south of Creighton Road and is home to the sub-division known as Crawford Estates. Many of the homes in this area have fantastic views of the lake and various vineyards. This area is also home to many wineries and parks and although it is renowned for it's beautiful views, you can still find moderately priced housing.
South East Kelowna - South East Kelowna is in the area from Mission Creek to the southern most part of Kelowna and from Swamp Road to Gallagher's Canyon. This area is also home to spectacular views of the Okanagan and is nestled amongst many orchards and beautiful golf courses. Homes in this area tend to be in the higher price range.
Springfield / Spall - This area is close to the center of Kelowna covering from Gordon Drive to Mission Creek and from Highway 97 to Bernard Avenue. This area truly is close to everything including Kelowna's major shopping centers (Capri Mall, Spall Plaza, Orchard Park and Dilworth Center). This area is also close to restaurants and golf courses. There are some gated communities in this area and pricing is in the mid-range and higher for larger plots of land and acreages.
Rutland South - Rutland South is located south of Highway 33 to Mission Creek. The community of Rutland features all amenities, including restaurants (eat in and fast food), recreation centers (swimming and ice rinks), parks, baseball fields, shopping centers and many health care facilities. Homes in this area usually feature larger lots in a moderate price range.
Rutland North - Situated north of Highway 33 to Sexsmith Road (popularly known as Reid's Corner), Rutland North is priced similar to Rutland South (moderate) and offers most of the same amenities.
Ellison - Ellison is north of the Rutland area and includes various golf courses, the Airport and the new Quail Ridge development which features moderate to high-end housing situated on the Quail Ridge and Bear golf courses. If you are looking for a rural setting with larger lots (or an acreage) you will definitely want to check out the Ellison area.
Black Mountain - East of Rutland South and South East Kelowna, Black Mountain includes the areas of Belgo and Black Mountain. This area is mainly rural and includes many acreages, orchards and vineyards. If you are looking for country style living and perhaps a home with a view, you will find affordable options in the Black Mountain area.
Winfield - Winfield is located north of Kelowna and is in the incorporated area of Lake Country. Winfield is home to Wood Lake and many homes in this area feature a view of Wood Lake or Okanagan Lake. Winfield is completely independent from Kelowna and features all of its own amenities.
West Kelowna Estates - Located north of Highway 97, West Kelowna Estates is well known for some beautiful views of Okanagan Lake and the Okanagan Valley. West Kelowna Estates is higher priced than other areas of the Westside because of the views. Because of the hills and mountains in this area, many of the lots are sloping (and in some cases, steep), but this is what ensures fantastic views!
Westside - The Westside area features many view homes that are moderate to higher priced and many consider this area rural. The Westside is home to two popular parks - Trader's Cove Marine Park and Bear Creek Provincial Park. Many of the homes in this area also feature great views.
Lakeview Heights - This area is on the south side of Highway 97 and is popular for family style living. You can find housing here in every price range with lake view and lakefront properties carrying the higher price tags. Lakeview Heights is also close to shopping.
Shannon Lake - Shannon Lake is surrounded by Shannon Lake Regional Park and the Shannon Lake Golf Course. Most homes in this area are newer (less than 15 years old to brand new) and are moderately priced. Many families call this area home because of the quiet streets and large number of cul-de-sac areas.
Westbank - Westbank is a self-contained community located south of Lakeview Heights. You will find all the amenities to serve a small community, with housing in the moderate price range. Some higher priced properties include lakefront and lake view lots.
Glenrosa - Located in the hills south of Westbank, this area features many view lots, schools and a convenience store. In this area, you will find many large lots with lots of greenery. This area is also a fast growing "family area" and pricing tends to be in the moderate range. This area also features many multi-family units.
Peachland – Just south of Westbank, Peachland is also a self contained community and features all the amenities including shopping, schools, recreation and parks. Peachland is only a 20 minute drive to downtown Kelowna and house prices vary from lower priced small, older homes to higher priced lakeshore and lake view properties. Because it is a little bit out of the way, the pricing in Peachland tends to be lower than comparable properties in the Kelowna area. |
